I need help with my ubb

I get this error when i try to do any admin functions, delete, move, close


An error has occured:


Can't obtain exclusive lock: Permission denied at /web/sites/109/wdelight/www.wdelight.f2s.com/hotdogg/board/cgi-bin/ubb_lib_files.cgi line 565.


Please inform the board administration of this error so that they may fix the problem. Thank you!
at that line 565 it is

sub lock {
flock(FILE, LOCK_EX) or die "Can't obtain exclusive lock: $! ";
} #end lock sr


I can send anyone that's willing to help the files or access to my board who can fix it! thanks so much

please someone I REALLY need help! i dont wanna re-install my board and start from scratch
